General
1. What is a registered architect?
Across Australia, architect is a legally protected professional title. Becoming one requires accredited university education, supervised professional experience, formal assessment and ongoing professional obligations. It is a demanding pathway because architects must combine creative judgement with technical, regulatory and professional responsibility.
Registered architects are therefore distinct from building designers and draftspersons, who may provide valuable services but do not complete the same education, assessment and registration process. An architect’s role also extends beyond drawing plans to defining the problem, testing alternatives, navigating approvals, coordinating specialists and maintaining the coherence of the project through design and construction.
2. Why use an architect?
An architect is most valuable when the right solution is not already known. We consider the site, household needs, planning controls, budget, structure, interiors and design ambitions together, then test important decisions before they become expensive commitments.
Using an architect should be seen as an investment rather than an unnecessary luxury. Good architecture can improve how a home functions, prevent avoidable mistakes, direct money towards the right priorities and create lasting personal and financial value. A draftsperson or builder-led process may suit a simple or already resolved project, but an architect is especially valuable where genuine customisation, complexity and long-term quality matter.
3. What makes the benssur Architects process different?

There is rarely one mathematically perfect answer, nor can every possibility be explored. Evidence informs professional judgement rather than replacing it. The aim is to make assumptions, alternatives and trade-offs clearer, creating architecture that can be explained as well as experienced.
4. How do you maintain design quality throughout a project?
Design quality is not created by one dramatic idea at the beginning. It depends on maintaining clarity, coordination and care throughout the project.
We begin with an agreed brief, make important priorities visible and review design directions against consistent criteria. The selected direction is then developed through drawings, models, material studies, cost considerations and consultant input.
Architecture, interiors, structure, services, approvals and budget are treated as connected parts of one project. Clear documentation and continued involvement during pricing and construction also help prevent the original design intent from being gradually weakened through disconnected decisions or substitutions.
5. Can you handle our project, whether small or large?
No project is inherently too large or too small for us. We are happy to consider anything from an approximately A$200,000 renovation to a A$10 million luxury residence or beyond.
What matters is whether the project presents an interesting design problem, whether we can add meaningful value and whether the client and studio are a good fit.
Once accepted, every project receives the same commitment to careful thinking, design quality and professional responsibility. We provide both architecture and interior architecture and can remain involved from the initial brief through design, approvals, documentation, builder selection, contract administration and completion.
6. Where does benssur Architects work?
We are based in Melbourne and work across Victoria and New South Wales.
Projects elsewhere in Australia or overseas are considered individually. Distance alone does not prevent us from accepting an interesting project, provided local approvals, consultants, travel and site involvement can be properly managed.

7. Do we need a finished brief before contacting you?
Not at all. A useful brief is developed, not merely received.
Tell us about the site, what is not working, what you hope the project could change and your approximate budget. We can then distinguish essential requirements from preferences, assumptions and unresolved questions.
Starting before the answer is fixed gives us room to compare renovation, extension, rebuilding or other approaches.

8. What happens after we contact you?
Send us the site address, project type, approximate budget, intended timing and a short explanation of what you want to achieve. Existing drawings, photographs or a property listing are also useful.
We review the information and, where the project appears to be a good fit, arrange an initial conversation. We can then recommend the most appropriate starting point and prepare a proposal outlining the scope, stages, fees, deliverables and exclusions.
You do not need to have every answer before contacting us.
Costs and Fees
9. How much does it cost to build a custom home or renovation?
Construction costs vary significantly, so early figures should be treated only as broad guides. Custom residential construction using sound materials and careful workmanship may begin around A$4,000–A$6,000 per m². Premium projects may readily reach A$8,000+ per m², while highly complex or luxury homes can exceed A$10,000 per m².
Actual cost depends heavily on personal choices, including floor area, site conditions, structure, glazing, joinery, services, finishes and landscaping.
Budget management is a particular strength of benssur Architects. We translate the budget into clear priorities, test the decisions with the greatest cost impact and work actively towards the agreed target. Developing estimates should also be checked by a builder or quantity surveyor.
10. What should be included in the total project budget?
The builder’s construction price is only one part of the total project cost. The complete budget may also need to include:
- GST
- architectural and consultant fees
- surveys and site investigations
- approval fees
- demolition and site preparation
- service upgrades
- landscaping, pools and external works
- appliances, furnishings and furniture
- finance and temporary accommodation
- escalation and contingency
These categories should be identified early. Managing the total budget towards the client’s priorities is a particular strength of benssur Architects. We maintain visibility over the whole project and work towards the agreed target as the design and pricing become more detailed.
11. How are architectural fees calculated?
Architectural fees depend on the project’s size, complexity, required services and duration. For a typical full-service appointment at benssur Architects, from initial briefing and design through interiors, approvals, documentation, builder procurement and contract administration, fees commonly fall around 8–12% of construction cost.
This is only a general indication. A limited feasibility study is very different from providing every service across every project stage. We prepare a project-specific proposal with clear deliverables, fees and exclusions.
Architectural fees should be considered in the context of achieving peace of mind for one of life’s largest investments. A good architectural service should add more value than it costs through better decisions, fewer mistakes and a more coherent completed home.
12. Can an architect help keep the project within budget?
Yes. Budget management is a particular strength of benssur Architects. We consider cost from the beginning rather than waiting until the design is complete or a high tender is received.
Floor area, structure, materials, services, staging and alternative design directions can be tested while meaningful choices remain available. A builder or quantity surveyor may also be involved at suitable checkpoints.
Our role is to direct the available budget towards the outcomes that matter most and actively work towards the agreed target. No architect can guarantee future market pricing or a builder’s final quotation, but early cost discipline substantially improves the likelihood of achieving a realistic result.
Process and Services
13. What is the architectural design process, and how long does it take?
A substantial residential project commonly moves through briefing, feasibility, concept design, design development, approvals, construction documentation, builder procurement and contract administration.
We take each stage seriously and do not believe complex homes should be rushed. An unresolved assumption early in design can become an expensive problem once construction of a multimillion-dollar home has begun.
A relatively straightforward project will usually require at least 8–10 months to reach building permit approval. A larger or more complex home more commonly requires around 12–15 months, while council planning assessment can add substantial time.
These periods exclude construction. Each stage is vital to achieving a smoother, clearer and better-controlled building process later.
14. What architecture and interior design services do you provide?
We provide integrated architecture and interior architecture from the earliest brief through construction and completion. Services may include:
